Group Investments Corp holds a group of real estate and property management businesses, and manages others on behalf of their owners. Each one runs on systems our own team builds and maintains.
Approach
We are not a fund. We buy, build or take on businesses we intend to run for a long time, and we do the operating work ourselves: leasing, maintenance, finance, tenant and client relations, and the software behind all of it.

An in-house engineering group develops the platforms our businesses run on: listings and availability, tenant communications, payments and reporting, infrastructure and monitoring.

Management services
We take on the management of residential portfolios and small operating businesses for owners who prefer not to run them day to day. The engagement covers leasing, rent collection, maintenance, compliance, reporting and tenant relations, delivered by the same team and systems that run our own properties.
We take on a limited number of these engagements and prefer long-term relationships in Massachusetts and southern New Hampshire.

Our engineering group writes and runs the software our businesses depend on. It is not a side project; it is how the operations work. Our code lives in a private GitHub organization, and Group Investments Corp is a member of the GitHub Developer Program.
Listings and live availability, tour scheduling, tenant and client communications, maintenance tracking and reporting, running on infrastructure we manage and monitor around the clock.
Rent collection, owner and vendor payments, leases and the books for every business we run, handled on one integrated system that combines our own software with established property-management and payment platforms.
Models trained on our own operating knowledge. The first is an assistant that answers prospective residents' questions on the DeRosa Properties site; further models for leasing, maintenance triage and owner reporting are in development and will be offered across the businesses we manage.
Not everything is built in-house. We engage outside firms for specialised work such as office networking, security systems and development projects, and we manage those engagements directly. We also hear pitches: if you build software or tools relevant to property operations, leasing, payments or maintenance, we are open to evaluating them and will trial what fits.
